Urban Structure
The Green Square Town Centre is a planned urban centre – unique in Sydney’s landscape where most centres have evolved over time in an ad hoc manner.
The urban structure is based around an east-west spine, incorporating a landscape boulevard and major public plazas. This spine establishes a strong connection to the Green Square Railway Station and supports the surrounding development.
The most intense development and activity will occur within the ‘Town Core’, built around the new public plazas and creating the commercial focus for the Town Centre.

Commercial
Green Square is located within Sydney’s CBD to Airport corridor. The area has always been an employment and investment centre, however development of the Green Square Town Centre is set to bring new forms of commerce and employment to the area.
The Green Square Town Centre provides prime commercial opportunities for businesses to locate in one of the most dynamic part of Sydney’s Global Economic Arc. The Town Centre will provide new, state of the art buildings with all the supporting infrastructure required by businesses in the 21st century.
Retail
The Town Centre is an exciting proposition for retail tenants. Its key advantages include a sophisticated and cosmopolitan character, dynamic outdoor spaces and modern infrastructure. Street design, parking and signage will also be designed to maximise the retail experience.
It is expected that the retail mix within the Town Centre will support the vision for a vibrant and active Town Centre, both day and night.
Residential
The Town Centre has the potential to incorporate between 2,500 – 3,000 new residential dwellings, forecast to house some 5,500 future residents. The Town Centre’s desirable location and amenity mean that the area will become a highly sought after residential address.
Public Domain
Green Square Town Centre will provide a network of new public spaces, including new plazas and parks.
Much of the development will focus around the new plazas – Civic Plaza and Neighbourhood Plaza. Civic Plaza is a larger space capable of hosting a range of cultural, civic and community events. This could include markets, civic functions, performances, concerts, community gatherings and festivals. Neighbourhood Plaza is a more intimate setting and the main retail focus of the Town Centre.
Water features and public art will enhance the quality of the public domain and help to develop a strong identity for the area.
New streets will be landscaped and make provision for pedestrians and cyclists.
Heritage
Green Square has a rich local history. Opportunities to interpret and integrate local history will be explored during the design process for the public domain areas within the Town Centre and the community will have the opportunity to contribute to this design process.
The former Royal South Sydney Hospital site includes a number of heritage items that are identified in the LEP for the Town Centre. These items are to be retained and adaptively reused as part of development within the Town Centre.
